| Payment | ||
| 1 | 25% deposit of the full rental cost is payable upon booking the Property. | |
| 1.1 | This deposit is non-refundable in the event of cancellation by the Hirer. | |
| 1.2 | The balance is due in full twelve weeks prior to the arrival date. | |
| 1.3 | Failure to pay the full balance as required in Term 1.2 will be deemed to be a cancellation for the purposes of Term 1.1. | |
| 1.4 | Any booking made within twelve weeks of the arrival date must be paid for in full when made. | |
| 1.5 | This payment is non-refundable in the event of cancellation by the Hirer. | |
| 1.6 | Upon receipt of payment under Terms 1 or 1.4 a confirmation of the booking will be issued to the Hirer at which point the booking of the Property becomes binding for the purposes of these terms and conditions upon the Owners of the Property and the Hirer. | |
| Services | ||
| 2 | The rental cost includes the following: Towels and linen, electricity and water. | |
| Arrival and Departure Days and Times | ||
| 3 | The usual arrival day is Saturday and departure day is Saturday. | |
| 3.1 | The Property will available for occupation from 1500 hours local time on the arrival date and must be vacated by 1000 hours local time on the departure date. | |
| 3.2 | These days and/or times may be varied by agreement between the parties. | |
| Party Size and Identity | ||
| 4 | No more than a maximum of the same ten persons are permitted to occupy the Property during the hire period. | |
| 4.1 | No pets are allowed. | |
| Loss or Damage | ||
| 5 | Any damage by the Hirer to the Property or loss or damage to its contents must be paid for in full upon demand. | |
| The Hirer’s Responsibilty | ||
| 6 | The Hirer agrees to take care of the Property and its contents. | |
| 6.1 | The Hirer agrees to conduct himself during the hire period with reasonable consideration for other persons. | |
| 6.2 | The Hirer agrees to ensure the property is kept clean and tidy during the hire period and left in that condition on the day of departure. | |
| 6.3 | The Hirer agrees to indemnify the Owners of the Property or their agents upon demand for any reasonable charge or cost arising from any breach of Terms 6-6.2. |

| Reserved Rights | ||
| 7 | The Owners of the Property and/or their agents reserve the right immediately terminate the hire period of any Hirer who is reasonably believed by them to be in breach of any of Terms 4, 5 and/or 6. |

| 7.1 | The Owners of the Property and/or their agents reserve the right to decline, revoke or terminate any booking made by any Hirer at any time before or during the hire period who is reasonably believed by them to be unsuitable in any way. | |
| 7.2 | In the event of any such termination the Hirer must vacate the Property upon demand. | |
| 7.3 | In the event of any such revocation or termination no refund of any of the rental cost will be made. | |
| Health and Safety | ||
| 8 | The Hirer is solely responsible for his personal health and safety during the hire period. | |
| Personal Property | ||
| 9 | The Hirer is solely responsible for his personal property and/or any property belonging to another which is under his control during the hire period. | |
| Events | ||
| 10 | The Owners of the Property and/or their agents shall not be responsible to the Hirer for any loss, injury, damage, discomfort, diminution of enjoyment and/or any other claim caused by any meteorological event, loss of utility services, fire, disorder, noise, nuisance and/or any other event occurring during the hire period. | |
| Dispute Settlement | ||
| 11 | Any proceedings shall take place at a County Court to be designated by the Owners of the Property. | |
| 11.1 | For the purposes of any such proceedings the Hirer shall be the sole defendant and as such responsible and liable for himself and/or all members of his party in relation to any such proceedings. | |
| 12 | Unauthorised Publication No publication in writing or photograph or by any other means in any public or published media or internet form or forum in relation to any comment, review, detail or matter relating to or concerning the Property is permitted without the express prior written consent of the Owners. |

| 12.1 | Any publication in breach of condition 12 shall render the Hirer liable to pay to the Owners immediately upon demand a penalty of £500 per day for each day or part thereof of such publication. | |
